Phase One

Spring (April to mid-May)

Why Bundling Matters More in Northern Ontario

Around Lake Nipissing and the Highway 11 corridor we work with a season that is genuinely short. Snow lingers into April, blackfly weeks compress the spring window, and the first frost can hit in late September. There is very little margin for missed visits or scheduling conflicts. That is why a one-provider model holds up better here than it might in southern Ontario.

A short window means timing is everything

From snowmelt to first hard frost we get roughly 22 to 24 productive weeks. Miss the spring cleanup window and weeds set seed before the first mow. Miss the fall cleanup and leaves freeze into the lawn under the first snow. Bundling lets Travis sequence the visits so each one feeds the next, instead of relying on multiple providers who do not talk to each other.

Surprise frost and early snow

When a hard frost lands earlier than forecast or the first snow drops in mid-October we adjust the calendar that week, not at the next monthly review. Single-provider control is what makes that flex possible.

The blackfly window and what it means for hedges

Late May through mid-June is blackfly season across most of our service area. Hedge trimming during that window is miserable for any crew and rushed work shows in the cuts. Bundled customers automatically have hedges scheduled for the post-blackfly window where the cuts are clean and the cedar holds shape through the rest of the season.

Travis spends about 30 minutes on your property. He measures the lawn, looks at the hedges, the tree canopy, and the bed work, and asks what you actually care about: the front looking sharp, low maintenance hassle, or restoring a tired lawn.

Within one business day you receive a written plan: which services are included, the visit cadence, and either a flat monthly rate or a seasonal-average rate (your pick). One-time work like heavy pruning is broken out separately on 50 percent inception, 50 percent delivery terms.

Residential Full Property bundles start in the range of $199 a month (seasonal average) for a standard suburban lot. Commercial Full Property is custom-quoted because lot size, traffic patterns, and parking-area maintenance vary widely. The savings versus à la carte typically work out to 15 to 20 percent over a full season once route efficiencies are baked in.

Can I add or remove services partway through the season?

Yes. The plan is built around your property, not a rigid template. If you decide mid-summer that you want to add hedge work or skip the overseeding round we adjust the schedule and the monthly rate at the next billing cycle. Travis will tell you whether the change makes financial sense before processing it.

Do I pay monthly or per visit?

Bundled customers are billed monthly at a flat rate based on the seasonal average. That keeps cash flow predictable for you and routing predictable for us. One-time work like a major tree pruning or a heavy spring restoration is billed separately at 50 percent on inception and 50 percent on delivery, which is the standard for any one-off project we run.

What if I am already booked with another company for one of the services?

No problem. We build the plan around what you already have in place. If your existing fertilizer technician is locked in for the season we drop that line item from your bundle and pick it up the following year if you want. The bundle is supposed to make life easier, not force you to break commitments you have already made.

How is this different from booking each service à la carte?

Three things change. First, the savings: roughly 15 to 20 percent under standard à la carte pricing because of route efficiency. Second, the calendar: Travis owns the sequencing instead of you stitching together six providers. Third, the visual standard: when one person owns the whole property the entire site stays consistent week after week instead of looking great for two days a month.

Is there a long contract or can I cancel?

The agreement runs season by season. Most customers sign in March or April for the May through October calendar. There is no multi-year lock-in. If you decide partway through the season that the bundle is not the right fit we settle up on visits already completed and you are free to step out at the next month boundary. Most customers stay because the calendar is the part they were trying to outsource in the first place.

What if my property needs something not on the standard list?

Tell Travis at the walkthrough or any time during the season. Things like garden bed installs, mulch top-ups, sodding repairs, or stump grinding fall outside the standard six-service bundle. We quote those separately at our published rates and either roll them into your existing schedule or book a dedicated visit. The bundle does not stop us from helping with the rest of the property.

Do you bundle for commercial properties?

Yes. Commercial Full Property Maintenance covers retail strip plazas, multi-unit residential buildings, professional offices, and small industrial yards. The big difference is the walkthrough is more detailed (we look at parking-area edges, signage visibility, and traffic patterns) and the contract is custom-quoted because lot size and complexity vary widely. We also coordinate with property managers who handle multiple sites under one umbrella.

What happens to the bundle in winter?

The standard bundle runs from snowmelt to first hard frost (roughly late April through late October). Snow removal is not included in the season-long maintenance contract. We will tell you exactly when the final fall visit lands so you can line up snow service separately if you need it. Returning customers receive a renewal email in February with the next season's plan and pricing.
