Who We Work With
Commercial property maintenance is not a scaled-up version of residential lawn care. The standards are higher, the schedule has to hold, and the property manager needs documentation. Greenpoint built a commercial offering specifically for the property types below across Powassan, North Bay, and the surrounding service area.
Condo boards in North Bay and townhouse complexes along the Highway 11 corridor depend on a polished, consistent appearance. Greenpoint runs the full grounds package on a fixed weekday so residents always see the same standard. We coordinate around visitor parking, access gates, and quiet-hour rules without slipping the schedule.
Storefronts on Memorial Drive, in downtown Powassan, and along Callander's main strip get the same polished frontage we put on residential homes. Mowing, trimming, edging, and walkway blow-down before the morning customer rush. The lawn is the first impression, and we treat it that way.
Landlords and property managers running multi-tenant rentals across North Bay and East Ferris Township get one invoice, one contract, and one phone number. We schedule shared green space, common entrances, and parking-island turf so tenants never see neglected corners. Reporting goes to the manager after each visit.
Office parks and light-industrial lots in the North Bay business district and along Highway 11 commercial frontage need turf that looks maintained without slowing operations. Greenpoint mows early, edges hardscape cleanly, and clears walkways and loading-bay aprons. Equipment is sized for the lot so we are in and out without disrupting the workday.
Inside the Contract
Every commercial contract is custom-quoted, but the work below is the standard scope. Property managers get the full list in writing before signing so there are no grey areas mid-season. Optional add-ons are priced separately and only added when you approve them.
Weekly mowing on a fixed weekday and time window
Your property is slotted on the same weekday and same time window every week so residents, staff, and tenants know when to expect us. The schedule does not move because of another customer.
Edging, trimming, and walkway blow-down every visit
Crisp edges along driveways, parking islands, and walkway borders. String trimming around fences, posts, signage, and tree wells. Hardscape blown clean before the crew leaves the property.
Spring cleanup and salt-damage repair
Winter debris clearing, sand and salt residue removal from turf along Highway 11 frontage and parking-lot edges, and overseeding of plow-damaged corners so the property looks ready by mid-May.
Fall leaf removal hauled offsite
Two full leaf-removal passes in October and early November. Leaves are bagged or vacuumed and hauled offsite, not blown into the bush line where they kill border turf the following spring.
Hedge trimming on schedule (cedars 2x season, others 1x)
Cedar hedges trimmed twice a season to hold their shape. Other shrubs and ornamental hedges trimmed once. Clippings hauled offsite. Trim windows scheduled around the building's quiet-hour and event calendar.
Property condition reporting after each visit
A short written report after every visit. Date, crew, completed work, anything that needs the manager's attention (turf damage, broken irrigation head, sign of pests). Photos when relevant. Filed by date so audit trails stay clean.
Optional fertilizer program for visible green-up
A four-step or five-step fertilizer program timed to the Northern Ontario growing season. Adds visible colour and density to the turf, which is the first thing residents and visitors notice. Priced as an add-on so you can opt in or out per property.
Optional snow removal coordination (managed by Travis)
Snow removal is subcontracted to vetted local plow operators, but Travis Young remains the single point of contact. You call one number for both seasons. We never hand a property manager off to a different company mid-year.
Pricing
Commercial pricing follows a different logic than residential pricing. There are no published packages because no two commercial properties have the same scope. The two principles below shape every quote we put in front of a property manager.
Built around your actual property
Every commercial property is different. Lot size, traffic flow, aesthetic standards, parking-island count, hardscape ratio, hedge linear footage, gate access, and quiet-hour windows all change the cost of the work. We walk the property, measure what matters, and quote against the actual scope. No generic price-per-square-foot number.
No surprises in the budget
Once we agree on scope, the price stays fixed for the season. The property manager submits one number to the budget and that number does not move. Extra trips for storm cleanup or unscheduled requests are quoted separately so the base contract stays predictable from May to October.
Insurance and worker coverage on commercial sites is non-negotiable. Greenpoint maintains active WSIB Ontario coverage, which is the workplace safety and insurance standard property managers and condo boards across Ontario require before letting a contractor on site. Certificate of insurance available before the first visit.
Why Greenpoint
Plenty of crews can mow a commercial lot. Three things separate Greenpoint when a property manager is comparing bids for a condo grounds contract or a multi-tenant building in Northern Ontario.
Commercial sites require active workplace coverage. Greenpoint carries general liability suited to commercial work and maintains current WSIB Ontario clearance. Certificates are sent directly to the property manager or condo board on request, which clears the most common procurement blocker before the first visit.
Owner Travis Young trained on turf at Clear Springs Golf Course in Chisholm. That standard translates directly to commercial-grade lawn appearance, where stripe lines, edge work, and uniform colour are what residents and tenants notice first. Most local crews come from a residential or landscaping background, not a golf-course turf background.
Greenpoint stays inside a 50-kilometre radius from Powassan. We do not chase contracts in Sudbury or Huntsville. That discipline is why commercial sites in Powassan, North Bay, Callander, Astorville, Chisholm, and Corbeil get the same crew, on the same day, every week. Property managers are not asking us where the crew is on Wednesday afternoon.
Built for Our Region
Commercial property maintenance in Northern Ontario is not the same job a contractor in southern Ontario walks onto. The growing season is shorter, the weather window is tighter, and the wear-and-tear on commercial frontage comes from sources that southern crews rarely see. Greenpoint plans the contract scope around the realities below.
The active growing window in the Parry Sound District and the rest of Northern Ontario typically runs from late May through early October. That is a tight window to deliver a polished commercial appearance every week. Lake-effect weather off Lake Nipissing pushes North Bay properties into wetter, cooler conditions than properties in Powassan or Callander. We schedule routes around the actual forecast each week, not a static calendar, so the crew is never cutting wet turf and tearing up commercial lawns.
Commercial frontage on Highway 11 takes plow-spray salt damage every winter. Corner properties absorb heavy snow load and the edge turf disappears under banked snow until April. Spring cleanup has to address salt residue and plow-rutted turf before the regular mowing schedule starts, or the property looks distressed all season. We bake that work into the contract.
A single price-per-acre quote does not work across the service area. Soil type, traffic, sun exposure, and proximity to water all change how a commercial property maintains. Below is the kind of variation we plan for when scoping the contract.
Powassan / Trout Creek
Clay-loam soil. Holds water. Storefront frontage compacts fast under foot traffic.
North Bay / Memorial Drive
Sandier near Lake Nipissing. Storefronts and condos dry out in July without irrigation.
East Ferris / Astorville
Heavier shaded acreage. Multi-tenant rental properties hold moisture and grow taller.
Chisholm / Corbeil
Mixed clay and rocky pockets. Office and light-industrial lots take rougher equipment wear.
Commercial work is judged at curb distance. The contract has to plan for what residents and tenants actually see, not a rule-book frequency.
How It Works
Travis Young walks the property with the manager or condo board representative. We measure turf, hardscape, hedge linear footage, and access points. The walk-through is free and there is no commitment after it.
A written, itemized quote lands in the manager's inbox within one business day. Scope, frequency, exclusions, certificate of insurance, and the fixed seasonal price are all in the same document. No revisions buried in the fine print.
Once the contract is signed, the property is slotted on a fixed weekday. Each visit ends with a property condition report sent to the manager. Anything off-spec is flagged with a photo so the manager has a clean audit trail.

Frequently Asked
Yes. Greenpoint carries general liability coverage suited to commercial work and maintains current WSIB Ontario clearance, which is the workplace safety and insurance standard property managers and condo boards require before letting a contractor on site. Certificates of insurance are sent directly to the property manager or condo board ahead of the first visit. We will not start work on a commercial site until the paperwork is on file with you.
Yes. Property managers running multiple condo grounds, multi-tenant rentals, or storefronts inside our 50-kilometre service radius get one master contract, one invoice each month, and one phone number. Multi-site discounts kick in at three properties. We do not split sites across crews, so the same eyes are on every property each week. That consistency is what most property managers cite as the reason they switched.
The same crew shows up every week. Travis Young or a trained Greenpoint crew member is on every commercial site. Mowing, trimming, edging, and reporting are not subcontracted. The only commercial service we coordinate through outside operators is winter snow removal, and even then Travis stays the single point of contact so you are not chasing a different company in February. That is the difference between us and the larger crews you see bouncing between markets.
Yes. After each visit you get a written property condition report. It lists the date, the crew on site, the work completed, and anything that needs the manager's attention: turf damage, broken irrigation heads, signs of pest pressure, plow ruts that did not green up, hedge sections needing attention. Photos are attached when relevant. Reports are filed by date so condo boards and property managers have a clean audit trail through the season.
Residential lawn care is priced from published packages because most lots fit a similar profile. Commercial pricing is custom-quoted because lot size, traffic flow, hardscape ratio, hedge linear footage, and aesthetic standards all change the scope. After a free walk-through, you receive a written, itemized seasonal contract. The price stays fixed for the season so the property manager knows the line-item before submitting the budget. Storm cleanup and unscheduled requests are quoted separately.
Free property walk-through and quote returned within one business day. Phone, email, or the online form all work.
